Loan Application Checklist

Ready to begin the process of applying for your mortgage? You will need to gather a great deal of information in order to help your lender get an accurate picture of your financial life. We’ve provided a convenient checklist to help you keep up with everything you’ll need.

General

  •     Pay stubs for the last 30-60 days
  •     Information on all of your current loans, including the name of the lender, account number, balance, and current monthly payments
  •     Estimated value of all of your personal property, including furniture

For the last two years

  •     Signed federal and state income tax returns
  •     W-2 or 1099 forms

For the last three months

  •     Bank statement for all checking and savings accounts
  •     Retirement account statements
  •     Mutual fund and stock account statements

If applicable, you may need to provide copies of the following:

  •     If you are selling a home prior to closing on your purchase, provide a copy of the listing agreement
  •     If you have already sold another home, provide the closing statement for that transaction
  •     Homeowners insurance information for the home you are purchasing
  •     Current rental agreements, if you own rental property or will be renting out your current home after closing
  •     If you have received money to help with the down payment or closing costs, please provide a gift letter and a copy of the check
  •     Separation, divorce, and child support documentation, including alimony awarded if applicable
  •     Photo ID and social security card
  •     Pension award letter or statement, if you are retired
  •     Social Security award letter, if you receive social security

Explanation of

  •     Documentation for source of down payment and closing costs funds
  •     Credit report problems, including late, slow, or no payments

If you are self-employed

  •     Signed copies of last two years’ business tax returns with supporting paperwork
  •     Profit and Loss statement for current year
  •     Personal financial statement
